Project Management

Array has partnered with Atmos, a one stop shop for all custom home construction needs. Atmos is a tech-forward project management company that will help Array homeowners design, budget, and build their dream home.  This approach is to make the build process a smooth and fun experience.

The traditional custom home building route requires a homebuyer to find land, an architect, an engineer, a designer, a surveyor, a soil engineer, and more. Which is a time consuming and stressful process.  With Atmos, you are assigned one project manager to handle everything for you from starting design, surveying, and all of the way through construction.

During Pre-Construction:

  • Choice of 4 home plans with up to 3 rounds of plan revisions to completely customize your home
    • For buyers that choose one of the Array floorplans. These can be customized at no additional charge.
    • If a buyer wants to design a custom home, the charges are:
      • Cost of CAD file from an online source or an architect. Atmos will include – at no cost – 3 rounds of plan revisions/edits.
      • $5,000 for 25 hours of interior design time to create a custom design package. Additional time will be charged at $230/hour.
      • $1,000 service fee for custom the virtual walk through (see below for an explanation of this service.)
      • $1,000 fee for custom audio-visual plan beyond what is offered
  • Structural engineering for your home plan
  • Cabinet drawings custom to your home plan and needs
  • Choice of 5 curated interior design packages, appliance packages, and smart home options
  • Septic design (up to $1,300)
  • 3D exterior rendering and interior virtual walkthrough of your custom home plan with your chosen interior design
  • Boundary and topographic survey of your lot
  • Site plan of your home on your lot
  • Landscape plan (up to 20′ around perimeter of the home)

During Construction:

  • Dedicated project manager to project weekly updates (with photos when available)
  • Five scheduled walk throughs with your project manager – Pre-clearing, framing complete, before drywall, 2 weeks before closing, and day before closing
  • Matterport interior walkthroughs during construction – One before drywall begins and one when home is complete
  • Drone footage during construction – Lot cleared, foundation complete, framing complete, and home complete
  • Third party home inspections – Footing inspection, pre-drywall inspection, and pre-closing inspection
  • Additional 2 year mechanical warranty, 10 year structural warranty, appliance and technology warranties (on top of builder 1 year warranty)

Fees

Buyer Deposit (Pre-Construction Phase)

Buyer pays Atmos a $10,000 deposit which covers all of the preconstruction services. The deposit is applied towards the final Atmos fee (explained below) for work done during the construction phase.

Because the plat is not recorded and the buyers do not own their lots, buyers can elect to:

  • Pay the deposit once they close on their lot; or
  • Move forward at any point after going under contract on the lot on a pay as you go basis.

Fee (Construction Phase)

  • 5% of the cost of constructing the home (less the $10,000 deposit for pre-construction services). The construction services provided by Atmos are traditionally done by the builder.  The 5% fee will not increase the total construction costs.
